I get that question alot also and how did you get this #? I respond with I am an investor and looking to invest in your neighborhood. Or if it was a driving for $'s Ill say I took note of properties in your area that looked like they needed a little attention. As far as the phone # goes I let them know I found it in public records for that address. I go right into then stating 'I know this seems random but I was curious to know what your plans are for the property? I build the conversation off from their response from there. Ive had really good response and it opens the door quickly to 'scale' motivation. I would not let caller know I got there name off a delinquent taxes list.

Properties scheduled for demo with the city - have you purchased and flipped one? I want to know was it worth it and would you do it again? What were the pros and cons? What is important know ex: contingencies with the city and/or other unknown circumstances with dealing with such a property? Thanks

Im curious to know what happened? Did you pursue it? What kind of red tape was involved with the city and the contingencies for the buyer? If you did wholesale it how was the turn out for the buyer/flipper? Thanks I have a few properties on my list scheduled for demo and really am curious if they are worth pursuing or would it all be a huge headache? Thanks

Drew thank you that is good stuff and free and a grand design for a pipeline of warm referrals as well as traffic! I like it, makes sense and think I will use it.

Thank you for the feedback. Warm referrals of course is the end game I think everyone desires! SEO now thats something to think about a website and traffic is important. As far as 'getting rich quick' well that would be awesome of course but I'm more interested in just strategies right now. I believe in focusing on activity and the results will follow.  Cold calling is a great idea and something I could do with a small budget. I agree with you Duane and rather it takes 30, 90 days or even 6 months (hopefully not longer than that) and thousands of calls it would be worth it for a leg in and some marketing $$.

What marketing strategies have you used when starting out with wholesaling? I feel overwhelmed with all the possibilities and struggling with just narrowing down to a few consistent strategies. Driving for $'s of course is one. I can invest $200/month for marketing campaigns. I would like 1 strategy that could reap 1-2 deals a month. I would also like to implement a couple more campaigns that may take much longer to reap a deal but worth it in the end. Im not interested in running the race with the most obvious such as absentee owners. What have you used? Any suggestions? Also, would really like to network with other wholesalers near me. If thats you I would love to pick your brain with your experience, success and failures in the Michigan market.
