@Jamilson Conceicao we’re in a somewhat similar situation. We’re getting ready to start a flip in St. Pete but will probably transition over to small section 8 multi family units for the next few years. Our plan at this point is a 5 year hold.

@Brandon M. Thanks. I received my underwriting docs last night and they have language about needing a certificate of occupancy and proof of remodeling/rehab permit. I think that’s stock language carried over from a loan in another area. Waiting for clarification.

@Jason Wray I may give you a shout in a month or two about refinancing. We’re on the fence between a full on flip or light rehab and hold for section 8. Depends on what we find when we peel off the roof.

@Jason Wray still getting quotes for roof/hvac/windows. No GC for this one. I do any of the work not requiring permits myself.

Thanks @Shawnette Pankey.  Normally I wouldn’t be concerned but I’m using a new lender and they asked about getting a certificate of occupancy today during the underwriting call.  Kind of threw me off.

@Jason Wray yeah I saw that one on the Pinellas county website.  But my flip is in St. Pete, not the unincorporated area.  And even then the Pinellas code doesn’t seem to give a good description of what inspections or permits would be needed for general remodeling over $500.  Any insights? 

Anyone here familiar with the permits required for flips in the city of St. Pete?   I have licensed contractors lined up for roof, windows and HVAC but can’t get a good answer about the need for additional permits that may be needed.  Interior remodeling is cosmetic only.  No layout or structural work.  

Any opinions on putting a metal roof over a built up tar roof?  Does anyone have a rough “rule of thumb” estimate for metal roof installation costs?
