Should i invest now or wait ?

Looking for guidance/intel on what to do with housing market as is ( 100k to invest ) TAMPA ,FL

We saved up some money and are looking to invest and buy 1 or 2 more properties.

Questions: with the present situation ( covid19, unemployment high, forbearance above 8%, and a lot of experts talking about the next all time’s high foreclosures coming within the next 6 to 12 months ).

Should we invest our life savings in rentals with the current situation or wait a few more months and maybe get a better deal ?

If yes or no , WHY ?

We do own 2 single family homes, 1 we live in, bought it in March and are renovating ( have about 60k equity) , other house is rented for $1.950 with a $1.500 mortgage and about 40k equity.

The $$$ to invest is not the equity from both houses.

We appreciate any input/guidance/ideas

We are in Tampa, FL About 20 minutes drive to downtown.

Swanny says go for it when you can cash flow at least $400.00 a door.  That’s with putting 25% down.
