Thanks for the great feedback. We're not in an HOA, but licensing could be a challenge. I understand that most of the airbnb listings are not licensed.

I'm in the process of converting a LTR to MTR (3br/2ba house) in South Austin and expect to be mostly complete with furnishing by beginning of March.  I'm considering temporarily listing it short term on Airbnb during the SXSW event to take advantage of the elevated rates prior to listing it monthly on Furnished Finder, Airbnb, etc.  Any feedback you can provide would be appreciated on whether or not this would be advantageous or more trouble than its worth.  I currently own 3 STRs in San Diego BTW.

We are looking for a CPA referral to advise on tax strategy associated with running a San Diego based vacation rental business along with a W2 job. We would like to find a way to offset the STR income on our beach triplex with remodel expenses to upgrade/convert existing long term rentals to furnished STRs.

@Dean OMalley Very impressive!  I too am wrapping up a similar two year long Triplex project in the Ocean Beach/San Diego area and ran into many of the same challenges during covid, with everything taking way longer and costing more than expected.  It would be great to compare notes with you sometime on local contractors and lenders.

I will be closing on a triplex in Ocean Beach this week and am planning to rehab all three units within the next 2 months. San Diego is more of an appreciation play and will require a higher % down payment in order to cash flow. We'll be doing a reverse 1031 exchange out of a SFR in Austin, Tx to fund the purchase. High property taxes, and managing remote are two primary reasons for moving back to CA. After renovations, I may end up renting one of the units short term to improve on cash flow. I also own a single family rental home (3/2) in Lemon Grove, which has been a great rental market over the last several years. Feel free to reach out anytime. Good luck!

I'm purchasing a small multifamily property in San Diego and am looking to set up an LLC for liability protection. Do you recommend holding the property in a CA LLC or an out of state LLC entity for this purpose? I have a Texas LLC already set up for my Austin rentals and understand that having a separate entity for each property is best. I also have a W2 job in CA if that makes a difference for tax purposes. Any suggestions would be appreciated.

Does anyone know a good, detail oriented inspector in San Diego that has experience with multifamily? This would be for a two story triplex in the OB area.  Any referrals would be appreciated!
