Are there business credit cards that don't require a personal guarantee? It seems most, if not all, do require it unless you're looking for a corporate business card. Thanks in advance!

Hello! My name is Dan and I am constantly looking to network and connect. One of my primary focuses right now is to share current deals I have with potential equity partners. If you'd like more info, please message me and I can provide more details!

Some info to start on deals currently being worked on...

- My partner and I are taking on limited partners on a multi unit apartment in Maryland. We would provide a 16% return on equity upon the sale or refinance of the project. Looking for up to $100k and up to 9 month hold.

- Fix and flip: SFH, 5/2, Maryland, ARV $450,000/RENO $80,000/PURCHASE $280,500. We are providing 12% return on equity upon the sale of this project

@John O'Leary Thanks John! I've been looking at Investorlift and Marketprodeals. Can't say I'm finding great deals through them yet. But maybe I can connect with individual wholesalers there as I'm looking for properties before they go on blast.

I have a fix and flip deal in Columbia that looks great and I am looking for an investing partner. If there is a lender that can act as a private lender, I can partner in two ways: 

1) 50/50 profit split where I will bring the deal ("sweat" equity) and investing partner brings 100% of the funds. As described in an LOI, that investing partner would recover 100% of their investment at closing, and we split the profits 50/50, or

2) I will apply for a HML and that investing partner cover the 20% down payment + holding/closing costs, and I will provide a 12% annualized return on their investment.

Basic info for now:

Purchase price: $450,000

Reno: $80,000

ARV: $655,000
