Hello all, I own only 3 units and my wife and I are looking to move into a SF home. Currently in a duplex.  Looking for experienced investor-agents who have done more deals than us, and have a  proven track record for investing. Must know local market well, and be familiar with local ordinances.

I've been hearing a lot about rental prices dropping in many cities. For those who are more experienced, do you see this as a common trend? Will they go back up? I just purchased a property recently with fairly tight margins, (my current house hack) and want to know if I made a mistake because I am relying on current market rent prices for it to be profitable. Thanks on advance!

Hey guys... I am starting mt first ever eviction process, unfortunately, as my tenant is refusing to cooperate in paying rent. Sadly they have never been up to date in rent since day 1 and it's been 2 months. I learned a LOT here about vetting/etc. So please know that I understand my mistakes. I'm curious about what i can expect going through this process? My eviction complaint has been accepted as of Friday, and I have a written lease and documentation of lack of payment. As well as evidence of a continued effort to be flexible and accommodating (probably too much so). Has anyone here done an eviction in mn and have any tips for me? It's a duplex that I live in with my wife which makes it even more unfortunate...

Sounds like that's the only way with this dude.


 That seems to be the easier method. How reliable is that Company?

 Co-sign what the other gentleman said. Get a judgment. It will be on their credit with the aforementioned consequences plus make it hard for them to rent/buy a home or finance anything. Turn over to a collector to recapture the money. If this person has a long history of being a responsible just accept that you may never collect on this and count it as a loss


 Yes, I think that makes sense. Any good collection agencies you recommend? What to they charge? I feel that at this point, it is more about the principle

I'm not sure about in Minnesota, but in Texas one of the best strategy's is to record an "Abstract of Judgment" against the tenant in the real property records. The idea is that one day if the defendant tenant comes across enough money to purchase a home and then later sell it, the title company will collect funds from the proceeds of the sale to pay the judgment recorded by the plaintiff.
