Hello all,

Question from a first time buyer-

Really interested in what looks like a steal. It's FSBO. Not sure if I should reach out to a realtor so that the realtor can advise with price analysis or if I should just avoid realtor to "save money"? With the current climate, I can't give a professional idea of what the property should actually be going for. I don't want to just lowball and see if it takes.

@Ryan Hayhurst 10 units is still considered MF? At what number of units is a property considered an apartment? And if 10 is MF- is it still considered high risk like apartments or is there reasons it may be on the same playing field as, say, a 4 unit MF...

Hello all, 

I’ve started my journey on real estate. As daunting as it is, I am excited to learn all the “in’s and out’s” there is to know to be successful. 

I see plenty of successful acquisition stories of the famous 0$-down method however I have yet to read about one done on an apartment complex. I understand it is an entirely different ballgame altogether, but what holds people back? Is it that banks will not loan to a new buyer or is it that it is entirely more complicated?
