Appreciate everyone's insight here. Certainly some good food for thought here and better clarity on what I'll do next. 

Hey BP, 

Suppose there are two individuals on a lease; one was physically abused (not reported to the Police), and the one who was assaulted asked to change the lock on the front door.  Can I legally change the lock and not give the other person (at fault) a key?

Any advice or tips here are welcome. I'm reading through my lease right now but I want to see what anyone else in this situation has done to be protected legally / do the right thing.

Hey BP people,

Anyone particularly knowledgeable or know of someone in the Bucks/Montco, PA area that would be willing to give me a quick run down of the process (zoning, point of contacts, etc) of converting a SFH to a duplex?

Been hearing that evictions are public records and might be good opportunity's to find tired landlords. I have help in place to work through the legal part (or headache). Does anyone know how to find those records? I've called the MJ office with little success.

Hey y’all, I have to first thank BP and the community behind it for changing the way I’m chasing financial freedom. There is power to create change here and I’m grateful for it.

I’ve started investing in small mutli’s and looking at more, but I’d like to shift to large multi’s sooner rather than later. I see the value in syndications but would prefer to gain experience before raising capital.

Hoping to see if someone can tell me if master lease options are still common, do most investors look for owner financing or what other ways can you/have you structured deals with little or no money down.

Feel like I don’t know what I don’t know and hoping to find out what that is and commit myself to learning it.

(Hope this thread also helps a future investor scrolling through the forums)

Might be worth hitting the "Network" tab on the top of the page, selecting "Events", and filtering for events close to your zip code. Just went to a local meetup and it was great!!! Hope that helps some

I think most on BP will say that it depends on what your short/long-term goals are and how risk adverse you are. I'm not familiar with your market, however, I was in a similar place as you a few months ago and decided to house-hack a duplex to start. 

For one, the numbers were great (took a good bit to find) and secondly, I knew I'd learn a wealth of knowledge in the process making it easier to BRRRR for my second deal. If you BRRRR for your first deal, I'd likely join a local REIA or BP meetup (network tab up to to find local events), connect with people who have done and maybe get their eyes on your deal to make sure its good before going for it.
