   That's a pretty good analysis, Michael. I,  personally think that the tide is actually turning, with a lot of the businesses just moving into the area and the local government trying to improve the situation with different programs. 

  Hope I'm right, because I chose this market few years ago,  just like it looks you're doing now,  and I'm sticking with it.

   Funny you would say that , James . I had the exact opposite experience few months back.  Aprasor spent almost as much time on the property as a home inspector,  just to use the most ridiculous comps she could find.  I mean obviously distressed properties and 2/1 vs my 3/1.5. Ended up with  about 40% of what everyone was expecting and with failed refi. I think the moral of the story is aprasors do whatever they want and there ain't much to do about it

  Hello, everyone. This are all good suggestions. I'm going to add my personal experience. 

  I started in Birmingham using Decas group. Extremely disappointed with them for so many reasons. 

  Since I fired them I've been using April with Hart Sail Management and so far she's been great.

    Unfortunately managers interest doesn't always align with ours. They make money when we lose tenants. They make money when we have to spend it to make repairs. And so on.

   That being said I have a very good experience with April with Hart Seil. And very bad personal experience with Decas group.

  Only one thing though- looks like you're talking about a 203k loan? If so, who are you using?  I have a hard time finding a lender willing to do it nowadays.  Feels like they've really tightened the purse.

 I haven't had this specific problem, but since it's true that Alabama authorities are famous for moving extremely slow, now it's 10x slower. So your PM is probably right unfortunately

  Kathy,  if you don't think you can qualify for traditional mortgage, and don't think you can work out some kind of creative financing option with your landlord don't go for the hard money. That's very short term and very expensive option even more so for you with zero experience. You gonna need to bring a lot of cash to the table and going to lose everything

  I did just that ( withdraw from my 401k) to fund a flip. It's penalty free,  after fidelity decided that I was eligible. They are going to start withdrawing from my paycheck in January until I repay it. I'm planning to do so before than, because it's not interest free.My main concern though is if it was a smart move considering how volatile the stock market is right now. I mean even though you're getting cash that equals certain amount of stocks in your 401k. Depending on the stock market that amount of stocks may be very different when you repay yourself , even though you're repaying the same dollar amount.  So it's a bit of a gamble in my opinion as opposed to hard money loan,  and you better make sure you have extra good deal. Just a thought to consider.  Good luck

If you're in a situation where you have to evict you're already in very deep s... better to try and resolve it peacefully and offer $ for keys. You can do that despite Trump
