I love the pictures. nice and clean! 
It looks like Red Oak to me. My first house has this wood.

This looks like a 3 or 4 piece trim set. Any real lumber yard with a mill should be able to shape the trim you require. I bought the tools and did it myself. Very rewarding, as I am a carpenter!
I know, it's about the fast flip. I get it!

If Red oak is too expensive, you CAN use white oak or a similar grain hardwood, and have a real tradesman match a stain to the existing woodwork. You may need to find an old painter, as the better painters have good eyes, and they know stains and finishes.

Sorry, but I closed my shop years ago. I just remember the feeling I had when friends would come over, and I could tell them that I MADE the moldings and trim in my house!
That started because someone like you, years ago asked me to remodel a door that had been ruined by a break-in. But, being a carpenter, it was just another one of those things I wanted to learn anyway. That one job bought the machines I needed.

I just started the process to get a conventional mortgage on this property. Seeing if anyone will bite. I have renters lined up that are vetted, and repairs can be made the week of closing. We need a laundry room set up. No worries there!

A 2br 1BA property with large fenced in lot that is vacant. It's waiting for ME to buy and rent it!

I have vetted renters. I have a willing seller. I am going to keep this home as a rental, and sublease other buildings on the property. There is NO loss in this deal!

Purchase price is 25k cash. I am going to pay taxes from Jan 2020 on, no matter if I purchase it in January, or in June! I found a weakness, and the property is vacant with my tenant willing to start ASAP!

I am looking for a private loan for 30k, for 12-18 months max!

This is a property that will be sold soon. I spoke with the owner today, and in person.

My personal credit is maxed. I will use this property to begin my portfolio in my new business!

Interest only is best for me. Call me!

Yes, I worked this deal a bit back wards. I found my renters that want to rent the property, and THEN worked out the purchase price! I just want the deal done before the price goes up!

Call me! Let's make a deal!

I need a partner. I have more deals like this waiting to be done! Sorry that I don't have such small change laying around! next year things will be different!

Asbestos floats in the air! Water keeps it where it can be controlled!

Just as you should oil a drill bit going through steel, or add water the the saw cut when sawing cement, add water or otherwise keep it moist. 

make the asbestos NON-Friable. That is your $3 word for today!

Illinois is a TAX and SPEND state. Not a political statement, but FACTUAL!
Illinois politics and the taxes that result from said politics, will continue as is until there is a NEW Speaker of the house! FACT!

That said, everyone cannot just move to Rockford or other cheaper rent districts of the state, when exiting the Chicago area. Those who have jobs and families, must stay close, even if they must leave their posh estate, or home of 4 bedrooms as the kids are gone!

Rentals/Leases are going to continue. 

i would look for areas of Illinois that do NOT have HOME-RULE. Home-Rule is a scheme that allows municipalities to arbitrarily tax and regulate those who have taxes to pay. Home-Rule communities each tax above and beyond the state mandated rates and procedures. No citizen voting is required when inventing new taxes on anyone or anything!

BUT, no matter where you go, there are people who cannot afford where they are, and need to get to less expensive housing. That's the rental!

Even in the worst of times, rentals are desired! Choose the neighborhood well, and good luck!

I travel Northbrook, Illinois twice a week. THIS is where I would buy multi-families if I had the backing! I am new. I will get there! I will own property there in 2 years! Semper Fidelis!

I am new. Pardon my comments before actually doing the deed.

I plan on EVERYTHING being a business expence!

Bigger Pockets fees, app fees, half of my meals, and all the travel fees I can deduct!

You see, I have no "fund" from which to buy these things we need. They are all an expense!

I have yet to find my tax people. They are going to have fun with me! I can read! An expense is such!

Let me know what you do!

I did my own house work without permits on my Fort Lauderdale house. I was not about to give the tax man one more dime! Since I did the roof before it was found out, WINNING!

The only downfall I can see with a no permit new roof, is that there is a small chance that your insurance company may give you grief if you had a rook claim, and the evidence showed improper roof installation or materials. But, if the insurance inspector signed off that the roof was new before any damage, you do have a leg to stand on.

I have had discussions with many Broward County home owners that bought homes with garages built without permits that needed to come down. Lot lines mean things! Easements mean things too, if there is a complaint.

Me? If it's a sound roof, it's a sound roof! if you don't know, then you don't know.

You should only need to disclose that something is bad. I have never heard of the county driving by the house a year after a new roof, and say it needed to be re-done for lack of a permit!

However, your HOA could do so if the roof was not up to their rules! Take the deal. if there is an issue with an inspector or an HOA, go to your local butcher, have him carve up some thick steaks, and you know who you need to invite to a party!

The word is encapsulation! When cone correctly, it's all you need! No worries!

This is a disclosure item, but, if you do more than watch the daytime TV commercials, all will be fine, and the sun will come out when it's darn good and ready! 

Take a class when you can. The classes are more for the protection of you as a worker, than protection to a homeowner that might have a boiler pipe that needs mending.

I would speak to your local CARPENTER UNION representative in IOWA. Ask to be included in an Asbestos class for free. Bring some Cinnamon Rolls!

I am a Union Carpenter in Northern Illinois. Tell the business rep that you will do what you can to get a remodel done with at least some Union Carpenters, and educate yourself!

Be genuine, and remove all of your anti-union junk in your head. Asbestos work is about safety. The way I see it, you may indeed NEED a Union guy for something, some time.

Otherwise, there ARE many expensive courses you can take in your area. 

I, being a Union Man of more than 35 years, do my best to use Union people when I can. Most times I don't measure up as "The Book" says, but I do what I can, and take a bit less profit when I need help. I make good money. My workers help me do that. I share!
