Hello all!

We’re nearing the end of our rehab portion of my first property and wanted to make sure I handled the refi part in the right order, with what I’d like to do with it.

I'll be renting it out, but want to move it over into my LLC as well.

What are the proper steps at this stage?

I know the BRRRR acronym very well, lol, but feel like I may be overthinking this.

Do I need to have the renter in place before refinancing? Can I refi before that?

And can I quit claim to my LLC after the refi and the hard money lender are paid off?

Lot’s of questions there and I appreciate any help!

I'm in Putnam County, but split time down in Charlotte as well. Obviously, logistics are an issue with a bunch of us being from all different locations in the state, but that doesn't mean we can't connect, chat, and who knows, maybe even work on some future deals together.

I live nearby there and have been searching for months myself. It's one of the only reasons I haven't pursued anything around there, as they're hard to find, if they even exist (good ones that is). lol

This is the same question I've often wondered for out of state investors. If you're not present for the closing in person, who takes the keys? The property manager that you hopefully have set up? They mail you a set too? Someone's gotta let the GC in or install the lock box. Little nuggets of info like this seem to get overlooked in a lot of the remote investing books.

Welcome! Another Charlotte newbie here. In the Plaza Midwood area and have been driving all around the Charlotte area and the outskirts seeing what's out there, what areas are reasonably priced (for newer investors) and which ones are really expensive (a lot of those, lol).

For the Charlotte area, it's very hard to hit the 1% rule. I read somewhere recently that for markets like that, you're shooting for more like 0.8%, so if that's the metric for there, looks like she got it.:)

I honestly don't know, but my guess is most of their tenants make much more than the salary requirements for this moratorium, meaning it won't affect them at all.
