What do you think the best strategy in that neighborhood? Im thinking either land asnd wait for someone to buy me out, or a house that doesnt need much work (which I think would be hard to find). The thing I see is that there just arent high enough comps to justify a BRRRR

@Cory Willett what do you think of investing south of the tracks, immediatly south of UNCG. From what I understand they are expanding that way

If not can someone point to a site that shows which repairs need permits and which dont? https://www.greensboro-nc.gov/  doesnt seem to help

Purchase price: $120,000

BRRR property in Lindly Park. Looking for contractors to work in it

I am also looking for a contractor its a fairly large job (almost) a full rehab  for a duplex in downtown greensboro. Please send recommendations as I am looking to start fairly soon

Suppose I can buy a deal for  all in 70k where the place is in great condition, and doesn't need any significant repairs (say all it needs is a paint job), suppose im fairly confident that the place will has good comps for 100k. Would the bank still appraise it at 100k based on comps? Or would it see that I bought for 70k did no work, and just assume I bought it at fair market value
