I had problems renting mine. I had to lower the rent and do a 6 month lease so that the lease doesn't end in the winter months. A couple of things I would do to rent it faster

• You mentioned you give people the link to apply. I would take a laptop or tablet with me, and get people to apply in person if they want on the spot. Some people are lazy and don't do it. 

• I see a link to zillow, I would add your listing in craigslist and other sites if you haven't done so already.

• The photos you use are not very flattering of the house. I would hire a professional photographer to make it look nicer.

I just rented my house about 3 weeks ago. It also took longer than expected. I did the contract for 6 months to avoid renting on the winter months. 

I would either hire a real state agent (I payed $1000) to help with the placement or give a discount on the first month's rent. 

Question, if you're away from Hawaii, how are you doing the showings?

Probably asked a lot, but couldn't find a solution searching. 

Is anyone doing BRRRR in a different state? Say you do all of your research in a state different from the one you live in for diversification sake. Would you guys recommend doing this? And if anyone is already doing it, what is your process to finding your team

Also would love to hear experiences from people who bought rentals in a different state through the marketplace.

Thanks a lot everyone for the help. 

One thing that I'm failing to understand is what the problem would him living on the house (other than the felony), since whatever happens (they split, decide not to pay rent, or anything else) she's still held accountable for everything since she's the person on the lease, right?

Thanks for the patience. I read most of  the bigger pockets books and did my research before investing, but I'm very new with the actual real life experience.

@Karl B. @Mindy Jensen. Yes, both of you are totally right. From what she said it's like he's going to actually be living there, which is why I did the background check on him. Her income, background check and credit report point that should could easily take care of the rent by herself. 

Sorry I wasn't very clear. Would you still rent it to her, knowing that he will be living there after i did a credit report? First rental ever so, I'm new at this things. Thanks in advance.

I have a very good applicant that passes all of my qualifications but mentioned that her boyfriend will be with her most of the time but has his own apartment. She told me he has a felony from 20 years ago. 

I did a background check on him and realized that he committed armed robbery 20 years ago, but has been cleaned since then just a couple of traffic ticket. 

Due to this circumstance and the fact that he is not gonna be living in the house but just spending most of his time there, would you consider renting the apartment to her?
