Where do you get your contracts? (p&s agreements, assignment contracts and memorandum of contract)? Also what language do you put in these contracts so that you don't get screwed if the deal with the end buyer falls through?

There about 62 duplexes in my MLS ranging from $25K (Highpoint needing upgrade. $500 total rent per month for 2 units) to $695K (Charlotte, Costwold nice area).

In Charlotte alone its 15 duplexes of the 62 above. $145K to $695K .

Per Huntersville and Cornelius: these are well sought after areas. Rents for a 4 bed ranges 1350 to 4980, 3 bed ranges 1250 - 3000. I just checked our MLS.

 Thanks for the feedback. What is the market like for duplexes in Charlotte area? In DC they're almost nonexistent.

CRM - Hubspot, Microsoft Dynamics, Excel

I'm looking to relocate to Charlotte from DC next year. I'm interested in buying my first investment property in Cornelius or Huntersville. My plan is to secure a 3 or 4br on an FHA loan as an owner occupied. Since I know nothing about the area, I'm curious what I could reasonably expect for rent. I'm going to check craigslist, but I figured I'd ask around here.

Also I'm looking for suggestions on some other nice areas to look at in or around Charlotte. I've heard that SouthPark is a nice area as well, however properties look a lot more expensive based on what I've seen on redfin. I'm flying down for a week next month, staying with a friend, and want to get a better feel for the market. Any feedback would be greatly appreciated. Thanks 

Post: Thinking of renting out den in 1br

I just moved from Bethesda to a newly renovated 1BR & den apt in Tyson's...I actually wanted a studio but there were none available so I went with the 1br. The den is basically the size of a small room, and I really don't need this much space. I'd like to rent it for $500-600/mo. Do apartment complexes usually restrict this? 

When I filled out all of my paperwork, they had me sign a document stating that there'd never be more than 2 people living in the apartment. They never mentioned anything about renting out rooms. Assuming I can do this, what advice would you give me when looking for tenants? I'm assuming I can't add them to the lease, and if not it seems pretty sketchy to me. Any feedback would be greatly appreciated. Thanks
