Hello everyone, How do I find out what is owed on a property ?

So far I've got about 196 leads from driving for dollars. I've been skip tracing trying to reach the owners one by one using beenverified and white pages. My only thing is some of the homeowners have a lot of numbers attached that may work or are disconnected. I would like suggestions on a more organized way to do this if anybody knows how? How would you go about this process?

Spoke to one FSBO who was asking around 375k for a property thats currently being remodeled. I didn't know what more to say so i said i would call him back later. Any suggestions on the rights words to use? Any help would be greatly appreciated.

What is the best response to tell a seller when he/she say they have listed their property with an agent ? I normally don't know what to say when I encounter these situations
