@Joseph Kirton How much time do you feel is needed to be successful? I'm not sure I'd want to go past 10 STRs ever and I'm trying to decide if it's worth Co-Hosting or just save up for the next one. Thank You

What books did you read? I read Avery's book and right now I'm reading Optimize your BNB by Daniel Rusteen. Not really a systems book though.

Not to mention it teaches you to use the system. So when you go to search the county database or other databases like prop stream you'll have a better understanding of what you're looking for. My job is municipal GIS adjacent so GIS is a helpful tool and I look up plats & surveys a bunch. It taught me how to look up who owns a parcel before I learned it on BP. (Full disclosure no properties yet so I can't say how useful this all is in real life just my experience & guess)

@Kurt Schuepfer hey Kurt. Just starting out as a real estate investor but been around the trades my whole life. Work in Engineering now. Anchor bolts can be installed in an afternoon. They do help and are worth installing if there are no other mechanical methods of keeping your walls attached to the concrete and ground. For a couple hundred or less you can rent the hammer drill get some bolts and put them in. RedHead is a common brand. FWIW my detached garage was missing some anchor bolts and I added them. Look forward to seeing you on a meet up. I’m in one of the western burb groups.

Hello, I'll make this quick for now. I've wanted to do RE but initially didn't have the funds and didn't know how to get around that. Worked part time through the crash and would have had the time. Got married and for a while wife didn't want to do RE because her father "suffered" through it for years. Now that I'm full time we think it might be an interesting way to transition to working less. We'd like to move out of state (IL) in a few years to one of the "mountain areas" in the country. I wouldn't mind the first rental or two being close to me to learn but eventually I'd like to work turnkey (maybe) for the areas we're looking at (likely TN). So if anyone has turnkey tips feel free to post them or point me in the right/forum or direction. Already learning good stuff on here and the podcast. Thanks for all the posts.
