I used an FHA twice in less than 3 years with two duplexes that are about 2 streets over from each other. Didn't really run into any problems because I refied into a conventional loan on the first one when I was still living there. Not that this matters for your case (unless you want to use it a few times) some lenders wouldn't do it for me because the house was within 100 miles of the first, but they're other lenders that can work around that. Hey Dan, happy to connect with you. House Hacking in North Shore, MA but grew up about 40 minutes from UCONN. Big Husky fan. Wherever you end up house hack as soon as you can after college. It's SUCH a game changer. 

I was in the same boat a few years ago. I convinced my now wife to go on this house hacking journey and the compromise was no roommates. We're currently house hacking our second duplex in Beverly, MA. It takes her about 40 mins to get to her office downtown and we really like the area, but obviously a different vibe from Cambridge. When we started we looked a ton in Everett to be close to the city, but ended up in Beverly. Luckily for us, we loved it. I'm also an agent in the area and slightly biased to the north shore 😂 but always happy to chat about this stuff or tell you more about my experience.

I was in the same spot a few years ago. I am currently house-hacking my second duplex in Beverly, MA. I was so hesitant to house-hack in such an expensive area vs. buy something for 100k out of state and do the long-term game but man I'm happy I invested in my own backyard. Especially when anywhere around Boston is an appreciation beast. I am also an agent if you'd like to talk through any options or just hear about my experience.
