@Adam Bartomeo @Rick Albert- That makes sense. Originally, these two units were leased to two different types of business. However one of the tenants started to sell products similar to the other tenant. I don't believe a landlord is legally able to tell the tenant they can't sell certain products if a non-compete clause is not written on the lease. In the future, will need to add this to the lease. Thank you for your help!

Is it legal for a small commercial landlord to tell a tenant they can’t sell the same products as another tenant? It does not explicitly say in the lease other than the inability to sell illegal products.

Hello BP Community,

I'm exploring options for a commercial property in Long Beach, CA currently held in a living trust. I've noticed many investors choose to transfer such properties to an LLC for legal reasons. If a property is transferred to an LLC, would that trigger a new appraisal for property tax? Would it be better to keep the current structure under a living trust or pursue the LLC route? I appreciate any advice!

Hello,

For those who own commercial real estate, how do you approach termites without having to tent the property? If we choose to tent the property, would the landlord be responsible for the loss wages of the tenants for the several days the property is tented? Would love to get your advice. Thanks in advance!

@Michael L. I would love to pursue the multifamily route however the multifamilies around the area I am at is expensive and I am unable to get a loan that is high enough to cover a multifamily property.

@Nicholas Coulter Yes i am planning to house hack this property as this is my first property and would love to take advantage of the first home buyer loan programs

@Ramandeep Sidhu Appreciate your response! That is what I have been weighing. I know that with an HOA even if they allow renting now, they are also able to change that rule anytime. In addition, they can also increase the fee of the HOA to be equivocal to the other communities surrounding it.
