Thanks everyone, great information.

For the record (in case anyone wants to tag this thread and report me) I'm a newbie wholesaler that found a property for a local investor I work with. I sent the investor info he wanted to do his own research. The two have never spoken and the property is not under contract. I am simply asking experts if it's normal for the buyer to want to speak with the seller. I know investors often view the property before they buy and often speak with the seller then, I'm sure. Me and the investor have discussed that I will be paid on any deal even if it is owner financed.

The seller knows I'm bringing a cash buyer and she is willing to discuss owner financing. The seller knows my position and that I'm new.

Education is key and I'm doing just that. Sticking with a general area and becoming a master.

@Shawn Ackerman @Account Closed so the buyer backed out of the conference call. He informed me a couple of hours before the call that the house has been listed twice in the past year at her price and hasn't sold and now he wants to talk to the seller face to face at the property today or tomorrow to see how motivated she is with his offer or owner financing. I may not be able to meet them - it would have to be after hours. Is it normal for an investor to work like this?

Hello all,

I would like to know if a Real Estate agent can legally establish an LLC while hanging their license with a broker? I live in Alabama. But am finding it quite difficult to get an accurate answer to this question in any state.

I would like to promote my own business name considering an agent is a independent sales person and receives a 1099. This gives them power to have their own business, right?

Thanks @Account Closed I felt that way and also didn't want to be out of the loop. He has offered cash but has all of the sudden wanted to see if the seller will do owner financing. Does he even need to talk to the seller about that anyway?

Hello all,

My investor wants to know if he can do seller financing on the property for sale. He would like to speak with the seller about this. I have been back and forth between the two about a good time to speak. Should I give my investor the sellers number or do a conference call with the two? First time having this situation.
