Hello. I'm looking at a buy and hold in Gwinhurst. If anyone has thoughts on the area, I'd love to hear them.

The units in this property look dingy compared to what I see in the city, though the rents are relatively high. My realtor says there's high demand for apartments in this area because "North Wilmington" is very popular. He's very enthusiastic about the neighborhood.

The cash flow is a bit under what I'd like it to be, but if the area is good that might be okay.

Any insights?
