@Dan Shelhamer I second Jeff's comment.  Coming from Michigan to AZ, there's just so much more to do.  Also, you see the sky a lot more, not to mention "cold" to Phoenicians is 50 degrees.  I could never go back 

In fairness, I do miss the small-town feel of where I'm from, and it's very brown here in Arizona with not much water or trees.

Do you consider Mesa in general to be C or D neighborhoods?  Seeing the crimereports map on Mesa was pretty alarming!  I'm curious about the prospects of investing in that area...  Do you mind sharing your experiences?

@James Carlson I love your idea of targeting locations near spring training!  A common theme I'm reading is that it can be a lot of work and location is important.  I feel like I would love the work and wouldn't mind doing some cleanup work.  I love hosting people! 

I would imagine that I can eliminate a lot of bad apples from simply screening guests by looking at their reviews and asking them some basic questions. 

I posted this forum because it almost seemed too straight-forward and I wanted to learn the "catch"  was for doing this.  However, it sounds like if the laws are favorable in my area, and I don't mind the work and the fact it may not be scalable, it can be a great idea.

I'm not sure if he does portfolio lending, but I know Grant Greene at Priority Lending helps with challenging loans. He's been very educational and helpful to me

I would be careful about the inherent potential conflicts of interest that could arise. For example, as an advisor, you recommend that your clients buy a house or rental, but then make a commission off helping them as their agent? Thats sketchy in my opinion, regardless of your intentions. It smells of self-dealing and could make you liable if it was determined to be bad advice. Then again, that could be completely ok. I'm no expert! I'm an advisor at Vanguard and also have my RE license in Arizona. If you keep your client bases separate, you should be safe from liability and I see no reason why you can't do both. Doing RE part-time is a great way to make some extra money and learn about your market!

@Phillip Faries Thanks for sharing. I can imagine it can be a lot of work...especially if some are messy. How has your experience with condo investing been? Any HOA horror stories?

To be clear, I'm not implying its a neglible factor. I'm simply asking to leave it out for the sake of discussion since every area is different.
