I can only speak to Poplar's management in Columbus after they acquired S4RE, but they were about as bad as they come. I moved my properties over to Roost in March (who also operates in Dayton) and have been very happy with them. They turned the properties back around in record time and have overall just been great to work with.

Absolutely RUN. This company is a scam (now doing business as Poplar Homes) doing the absolute bare minimum to keep collecting fees. Majority of the company is based in the Philippines and does not know the first thing about property management or the local markets they're operating in. Unfortunately, they purchased my PM and I wanted to give them a chance to iron out the kinks before running, but this is a dumpster fire. Most of the bids I got from them were wildly over the top for the job needed, and they'd typically tell me they couldn't get an alternative bid. I've now learned that this is because so few respectable vendors will work with them after not being paid for jobs that the ones who will work with them are not necessarily the A squad.. After approving a bid, I would have to follow up for weeks or even months to see if anything had been done. Multiple times projects took so long to get started or to get an appropriate bid, I ended up having to handle it myself (ie. roof replacement, unit turns, etc.) It's very clear they do not read or uphold lease agreements. You have to audit all of their accounting because inevitably late fees will change every statement, utilities are sometimes billed back (or not at all), and god speed if you have a delinquent tenant. Reporting is terrible and full of errors, so if there is an issue, you won't find out til it's too late. The tenant screening process seems non-existent, and they have no problem blatantly lying to you (my final straw before finding new management this month). This company has lost me thousands. I've never posted a rant like this, but I feel very passionately about telling anyone who will listen to stay away from Poplar Homes / OneRent.

Thank you all for the quick responses. I will proceed with the upgrade to a 200 amp panel today, just wanted a sanity check here.

Hello! My property manager is telling me I need to upgrade the electrical panel on one of my units from 100 to 200 amps - the cost will be around $4k. For reference, the unit is a 2/1 and around 1000 sq ft. It is half of a duplex, with the other half having its own 100 amp panel (that has been fine). The pm is telling me the panel is buzzing because it is overloaded and is trying to overwork itself, and that it keeps blowing breakers. This overload has also left the panel extremely damaged. I understand if it needs repairing or even replacing, but does upgrading to 200 amps seem like overkill for a 1000 sq ft unit? If the tenant's needs are requiring more than 100 amps should this be on them? Thanks!

Thanks everyone for your feedback! I had been looking at Reihub, I'll give the others a closer look as well.

Hi!

I know Section 8 in Columbus, OH has been notoriously backed up, but I have been waiting nearly a year to hear back from them on a rent increase for a unit I acquired last July. I had accounted for maybe 6 months, but this seems excessive. Has anyone else had the same experience? Any reccs to get things expedited?

Are you managing the property yourself? I am not having this issue

This is exactly what I was wondering, thanks! My property manager filed it and they advised me to keep waiting.. it just feels like something maybe got lost somewhere. How long have yours been taking?

 2 months

 Thank you!

I experienced this in Toledo, OH.  It was during Covid so I don't know if that had anything to do with it.  They lost the paperwork the first time and then said it expired and I needed to apply again. Then wait for inspection.  About 6-months it finally was approved.

Thank you for this. I was thinking they may have lost it, I just sent an email to them directly to try and track down.
