@James Gleeson Thank you! Your response makes me very optimistic! I appreciate you taking the time to reply. Everything you pointed out is exactly why I was leaning more towards section 8 in the first place. We all take risk no matter how secure we think it might be. I think this property is worth it.

@Michael Chilton ok thank you so much for your input! The property I am considering is a C- property as well. The apartments are pretty nice but the area is not so much. It is a higher crime area so I know finding good tenants will be a challenge. That’s why I am leaning more towards section 8 because I know how long the waiting list is to even get on it. I don’t think people would want to risk getting kicked off the list by acting foolish.

@Tyler Gibson ok thank you on the insight. I am fairly new to all of this. I will definitely be reading up on section 8 housing and how it works. Just wanted to see other people’s experience with this. The property I am looking at has a high crime rate and is in a rougher area. So I was thinking it would be safer to go with section 8 housing because I know that money is guaranteed.

Has anyone ever rented property to section 8 ? If so do you think they are better tenants? I am looking at property that is in a rougher area & wondering if section 8 would be the best way to go.

@Jim Tassoni thank you I appreciate that . I’ve been reading lots of books, listening to podcasts and watching YouTube videos . I was leaning toward apartment buildings but I’m starting to redirect my interest into mobile home parks . If I am able to find an investment opportunity just owning a park and not the actual homes I think I would be better off . Less of a hassle but still the opportunity to make a nice cash flow . But I am definitely still trying to find other ways to educate myself before just jumping into the market!
