Hello,

I just found out my tenant is running his own barber shop out of my home.  I don’t really have a problem with it as I don’t pay the utilities, I just want to make sure it doesn’t open me up to a lawsuit of any kind.   Should I be doing anything additional knowing he is running a business out of my house?   Thanks BP fam!

I just refinanced on a home to pretty much pay off my 13% HELOC and I will have 122k (after they pay off all my mortgages and HELOC). I would LOVE to buy another home at the end of they year and do a fix and flip in which I will live in it for 2 years before selling it, the only problem is 122k will not get me anything.

I could use the money to do a new construction near where I have one 460sq ft home that I would be able to build in that price range.  Though I would really prefer to do the first option.    Any I sights or ideas upon how to navigate the next step?   Thanks BP fam!!

I have a long term tenant and I have a feeling they are not keeping the home in the best conditions.  Last time I was there, there was spegitti sauce on ceiling, the walls were covered in crayons.  I am planning on notifying them I will be doing an inspection at the end of the month.  My question is what if I document the damage is more than the 1600 deposit what recourse do I have?  There lease ends in October.   Also, if there is a property management check list I would appreciate it!  Thanks BP fam!

I found his license number and it appears that he does have insurance.  Do you know how I would put a claim in with his insurance?  Not sure who he has insurance with.   Thanks!

I've was almost completely done with a new build in Dawsonville Georgia and I gave my contractor the last check of 15k and he then passed away.  His son worked with him too and said to save all my receipts and he will reimburse me whenever he gets through probate and can access his funds.  I can't seem to find the passed away contractors address (maybe he just rents) and now the son ghosted me.  Do I need a lawyer to file a claim on his estate?  I called the probate office but they said the case isn't shown yet and to call back later.  Any tips would be much appreciated!!   Thanks so much BP fam!

I used a HELOC along with personal savings to build a small home in Dawsonville, Georgia. The land cost 65k and the home is almost complete which costs 100k. How long before I can refi out or get mortgage out or the best way to get money out to pay off HELOC and buy a primary residence. I'm looking to Airbnb out that home, rent out my current home and move into a 4 bedroom, 3 bath around 360k. I really don't want to wait 6 months to season it. Any advice would be appreciated! Thanks!

Ok got it, thank you!  Just to clarify..60 days is the minimum amount to give the tenant to move out due to termination of lease correct?

Thanks for all the the advice!  I tried to search online to see how I should present her there 60 day lease termination letter.  Do I just tape it to the front door?  She would just rip it up and 60 days would come to where  I could evict her due to her not leaving but where would my proof be that she indeed received it and decided she didn't?  You can still evict someone from unlawful detainer even though the halt on nonpayment rent received is in effect til Dec. 2020?



Help me out BP fam!! I rented my home to a friend(bad idea I know), and it was a pretty laid back agreement..month to month lease..no deposit..cash randomly and not documented properly...etc. In fact, I don"t have the lease, but she is behind, has cats that pee everywhere and smokes and so I tried to talk with her and have her sign a 60 day termination letter, but she refuses to sign it. She says she is not going to be homeless and i have tried to illustrate to her that I just simply can not afford to support her and her family as I am a single momma as well.  What do I do? Can I evict her? What all proof do I need to win this lawsuit?! Do I need to get a lawyer? Any advice is much appreciated!!  I live in Georgia btw.

I spoke with a CPA and he said it would make no difference gifting my mother's home(I have PoA) into my name or my LLC in regard to taxes. Is this true? This seems off due to what I've read about write offs and deprecation and what not.
