Lots of good stuff on here! What’s one trade folks could learn that you don’t really need a certification in but will save you the most from having to contract it out?

Painting? Drywall? Tiling?

I’ve bought all my properties with Michael Atkins.  He is also an investor so he isn’t just opening doors for you,  he knows what works

I use BMB property management.  They are the one stop shop since they have BMB Prop Mgt, Harris and Atkins Realty and run a maintenance crew.  Granted I have never used anyone else but I know their rates are very reasonable and I cant imagine a better working relationship.  I have nothing but great things to say about these folks.

I don't know about section 8 but they do manage rentals in lower income areas so definitely possible. Let me know and I can put you in touch.
