@Nathan Brown, I would love to connect. Our primary clients in Kansas City were OOS investors looking for a BRRR. We would assist with finding a property and the entire renovation and then take over the property management. I called it a turn-key light because they get the equity, not us. We want to do the same in Phoenix, Glendale, Peoria, and Scottsdale.

Additionally, we set ourselves apart because we have flipped over 125+ properties. We have good, investor-friendly contractors who can handle any situation without upcharge on service calls. We want to serve clients interested in a BRRR in B to A- areas.

@Drew Sygit , that has been the trend I have noticed also. Not enough PM companies are run by investors, IMO.

Investment Info:

Townhouse commercial investment investment.

With two fellow investors, we purchased 35 of 36 townhouses in a complex. At purchase, they were class C properties in a class A area. We have remodeled the complex's exterior and most interiors and raised the average rent from $900 to $1600 per unit. The average purchase was 125k, appraised for 140k, and now worth over 200k per. This has been a great deal. Happy to discuss details if anyone is interested. We currently manage the HOA and most of the units.

Hi BP,

My wife and I run a successful property management company in Kansas City, MO. We are looking to expand into Phoenix now that we live here. Wondering what are the general thoughts on property management here. What could PM companies do better? What do they do well? What would you want from a PM company in Northern Phoenix/Glendale/Peoria?

Hi BP,

I have a friend looking to list her 1.6 million dollar home in Highland Park this summer. I would like to assist her as best I can until she finds an agent/brokerage to work with. I am a broker and was wondering if anyone had any recommendations for listing in that area? To include market status (I assume even or moving into a buyer's market), etc...

@Elizabeth Palma that is really dependent on your end goal. Are you trying to be an agent, wholesaler, flipper, stager, designer, etc....? Each one will require you to be part of different online groups/communities and focus on different things. There will be some overlap but there isn't a one-size-fits-all for you're marketing and branding plan. Also, be very cautious about who you get contractor referrals from. I can tell you if you have been in the game a while and have good contractors you're not sharing them. We keep our guys tied up and working. I will share roofers, plumbers, etc... but crews and master electricians who do side work - good ones aren't being shared. You will need to find them and vet them yourself.  Get some mentorship on that if you don't have a ton of experience will hiring and vetting new contractors.

@Filip Reutov a rock star PM company will make your life easy. If you're an OOS investor there are some big questions you should ask before you sign on with anyone. How do they screen? How do they conduct their lease-up and what is included in their lease-up fee? How do they conduct maintenance, capital expenditures, and semi-annual to annual checks? Do they have a background in maintenance or rehab? What are their fees? Talk to them about their record during covid, evictions, and who/how they designed their leases. Who and how do they handle the eviction process and then the move out/trash out. Hope that helps.
