@Henry Clark - Just read the post. Thanks for pointing me that direction. I understand your process, and I'm surprised that the ratio holds so consistently across geographies/demographics. 

When you're doing step one (identifying capacity), where do you get the information you need to count all of the units in a market? Is it just going to the website/calling each storage facility in town and asking?

@Henry Clark where did you get the 6% number that you applied to the 79,000 population in order to get the number of units a market could support?

Thanks all for the replies. I'm looking at the combined sale of a couple of properties. I believe one of them would benefit from an ADU. I've included a picture below.

The building in the picture is a one bedroom unit above 3 parking docks. I would be interested in converting those parking slots into a 1br unit identical to the one above it. There is ample parking in the driveway for the two units. I was just wondering whether, on first blush, you guys saw any major red flags with this plan - i.e. things that you learned in the process of doing your own ADU.

I'm looking at a multifamily property right now, but the deal hinges on my ability to add another unit to the property. Does anybody here have experience adding an ADU or another permitted unit to a property in Los Angeles?
