I’m interested in some properties in Annapolis.

I think the tenant can simply say they “have/had the intent to renew or stay” but COVID caused their current  position. They could do this just to ride the wave and live for free. Unless you have previously (and can prove) that you have given them notice that they will not be allowed to renew their lease. That is no longer an eviction at that point, and is simply the end of a contract and was not related to COVID-19 which in my uneducated opinion wouldn’t be related to the governing coverages. Alex, this is exciting and I would love to showcase a project currently underway. I am working on a Flip "gone wrong" with a partner which is finally coming together and will hit the market in a few weeks. If you're looking for a lessons learned, exit strategy and overcoming adversity story, this is a great one. This specific property is located in Parkville, MD and is right within the cusp of the 50 mile request. :) We would absolutely love to educate the community on what happened to us with this specific project, and how we got to where we are today, about to refinance the deal over a YEAR later. Looking forward to the local series and possibly an amazing opportunity to be a contribution to it.

I gotta agree that I personally wouldn't execute the deal. The depreciation could quickly outweigh the benefits. It also takes away the ability to have an exit strategy, use for HELOC, and most importantly -long term growth.

I personally like to reference out my contractors since I don’t have enough work for fully employ them. So I send them as many jobs as I can. Problem I have is they currently work for Ryan homes and do my work on the side. I’m looking to knock out full Reno and need full time workers. I have guys for small jobs of anyone needs. (Back splash, floors, framing, drywall) but not full demo. Unless you have ample time on your hands. Lol

I am in the market for a tested and true contractor for start to finish jobs. Who have you used, and what's your opinion on time/money.
