What’s going on BP. I’m looking to connect with investors in the Tampa area that know who or have themselves a multi-family portfolio. I am looking to purchase anything from 10-100 doors. There a a few options you can take to make this work out, you just need to pick what is best for your family's $ situation and timeline. If your goal is to force equity and rent it out, you'll need a refi to cover the costs for rehab unless you plan on using your own cash for rehab and using the cash flow to pay you back over time. More than likely your father is going to be unable to qualify for a refi, and like referenced above- someone will need to come on the loan to make it happen. Hard money is always an option for the rehab if the family doesn't have the $ to do so. But the end game of getting the cash out makes it somewhat cut and try in my opinion. After the current loan value, est rehab and ARV, and after the $50k to pay off your dads car… you "should" still have extra money to either pull out or leave in the house after 80%LTV. Hopefully this helps!

Tough nut to crack here. Most investors don’t refer out their GC. I recommend Yelp, and even checking thumbtack (app). I have had great success there. Good luck on your project!

Well put Sam! Finding a great GC was single most hard thing to accomplish. I found mine through the most odd resource, some wholesaler in the area. I would be lying if I said I haven’t recommended my GC out to other investors, I actually just helped a fellow newer member out a couple weeks ago with my whole foundation. Most think it increases the competition- which it somewhat does, but because of my constant local networking I get calls and texts on deals more than I could ever act on. I have since paused my Baltimore growth to start my Hawaii growth (new residence). But am always willing to recommend and help where I can. Anyone can send me a colleague request and we go from there.

Just in said it perfect. It’s all about location and each island is very unique in its pricing. The big island probably has the most opportunity for you with what you’re looking to do, but it’s still very hard to find. Oahu, just like Justin said, very difficult to find what you’re looking for. As for Kauai, I do know that there is a page on FB called “Conscience housing Kauai” where you could start if you’re looking to rent a room short term. What I have seen is non-locals getting treated pretty rough though, due to the housing crisis. But there a frequent posts for rooms for rent. Good luck with the adventure!!!!
