Ariel, Sometimes working with turnkey companies while out of state is a good way to partner and learn.  Since most of these companies have their own internal acquisition process, rehab and property management team, you can spend time researching the right markets then let these companies send you their inventory for the choosing.  These are likely off market properties controlled by only them.  If you'd like some recommendations here in the Southeast, feel free to reach out.  Specific markets like Birmingham, AL, Memphis, TN, Chattanooga, TN and Jacksonville, FL.  Look for migration patterns, a mix of diversified industry and school districts as well as property tax rates.  AL has some of the lowest property tax rates in the country.

I'm brand new to the forum and your message caught my attention.  So sorry to hear that you're going thru this.  Glad you are OK.  Prayers for all the victims in your area from Nashville, TN.  I know the battle has just begun.   Get with your agent and ask all the questions related to their experiences with flood claims and what you could expect.  They would be the best place to start.
