Hi everyone, 

My clients offer got accepted for a beautiful SFH in San Bruno. It needs a little facelift work and a new kitchen. I was going to surprise them with a gift card to go towards their kitchen. What supplier do you recommend here in the Bay Area? Thank you guys.

Hi everyone, I know this has been brought up before and in difference topics of discussion. Can anyone give me some opinions and reviews on Camera Surveillance systems for a 7 unit apartment complex? Did you hire a company to intall or DYI? Wifi or DVR? And any other insights.

I have a client who has a 5+ multi unit apartment building that has become a problem with tenants due to mismanagement and the past two years of covid. Everyone's paying rent but there are some issues with violent behaviors and suspected drug use and sales. It has made managing the property even more difficult for them and previous property manager. The owner has a lot of contacts in Law Enforcement here. He was wondering if it would be a good idea to offer discounted rent to an LEO to act as a resident manager and agent to serve notice and also be a deterrent to the bad behavior that has started there. I hadn't even thought of this as a solution. Does anyone have experience with something like this? Or thoughts?

@Stephany D. Create the relationship first through things besides buying the next property and keep prospecting relationships by learning and being around investors without speaking up too much or attempting offer value so early. If your brokerage offers some good property management services you can offer that on his other properties he already has.

Unethical property management companies and their agents will take advantage by overcharging on services, not performing, and with kickbacks- if they can surmise that the owner is not on top of the books, are distracted with many properties, and are not very involved with the property you hired them to manage. I'm sorry this happened to you sir.

Don't do it! You have got to be firm and have things in writing in SF. Rental market has been picking back up so you will find someone who is a better fit.

I have referred a few people to my associates who work with investors in Houston. They are well acquainted with CA based investors and besides my people there are many full service property management firms in cities like Houston for out of state property owners.
