Claire Trammell I think there's around 15,000 people in that city. I may need to remove the absentee selection and get a wider audience.

Claire Trammell I just put in the median price range from 1-$208,500. That seemed to be the median sales price on Trulia for the area

I need some help building my direct mail list. Just got an account with Listsource.com and i'm trying to get a list of absentee owners in my farm area (a single city). Here is the criteria. Any opinions would be greatly appreciated. Also, for some reason, it won't let me select the number of bedrooms. When i put 1-3, 2-3, or 3-3 the count is always zero (so i skipped this step.

  • Geography - City\State
  • Property
    • Equity - 30-100%
    • Last Market Sale Date - 1900-2010
    • Property Type - Residential:SFR
    • Total Assessed Value - $250,200 (median sales value for 3bedroom according to Trulia)
  • Options
    • Absentee Owned selected
    • Exclude Trustee and Corporate owned
    • Both Mailing Address and Property Address Complete selected

This criteria set gives me a count of 63. I really want to target 3br/2ba but i can't seem to get that working. Is there anything I'm missing? I'm ready to get some yellow letters or postcards and start getting leads. Thanks, BP Community!

I started looking at the rental properties in my target area to find rental prices (for deal analysis) but noticed a scarcity of available single-family homes for rent. Does this mean people don't rent much in the area? Or just maybe buy? Also, is there a way to tell what properties are currently rented?

Mostly Springfield and White House for me since I know those areas the best. Gallatin is also an option.

Brent, thanks for the response. I was in Cottontown this weekend. This was the first time I'd been off the main strip. I'm trying to figure out the best areas to start investing in White House. I assume it'll be around houses zoned for Heritage High School. Seems like everyone wants their kids to end up there.

I'm looking for single family properties in the Sumner and Robertson County areas. Wanted to connect with investors in that area and get a feel for the market there. I have one rental in the Cross Plains area with a long time tenant. Wanted to branch out to the White House and Springfield markets. Anyone investing in those areas?
