Post: Forms/checklists for meeting with sellers

Hey, all.

In the interest of purchasing foreclosures and meeting with sellers, I'm looking for some forms other investors may have that serve as sort of a preliminary checklist. I figured I would check on the forums before I run off to create my own form.

Here is the general idea of what I'm looking for. When meeting with a potential seller, whether it be somebody in pre-foreclosure or not, I want to have a form/checklist to keep track of information such as current mortgage info, tax liens, legal fees associated with the property, etc., along with general info such as the seller's info and home info.

Does anybody out there have such a form or something close to it? I'd love to see what you have and either use it or build off of it.

As I move forward gaining knowledge and experience, I'd love to hear stories from some established investors about their first deal.

Let's stick with three points.

1) What did you buy and how did you buy it?

2) What were your plans for the property upon buying it? Did those plans come to fruition?

3) What were your biggest takeaways from your first deal?

(I promise I'll share my story just as soon as I get my first property!)

Hey, BP members.

How soon should an investor purchase a URL and develop a website? I'm a designer/photographer/videographer by trade, so this is a relatively "simple" task for me to do on my own. It will be simple for me to photograph my own properties and even shoot/post videos for properties on my site.

That being said, I have not begun investing at this point. I am hoping to purchase my first investment property within the next six months and plan on that property being a flip.

So, at what point did YOU begin developing your website and at what point did you publish it? My thought: Why not earlier than later?

Also, at what point did you develop your business entity? I'm talking purchasing your LLC or whichever other structure you decided on.

Just thought I'd throw out the question and hopefully get some direct answers as I keep listening to the podcasts and browsing the forums.

I'm a married, 27 year old guy who is already tired of working for other people and is ready to take on the world as my own boss.

I have always had an interest in real estate (in all aspects) as my father and grandfather have both been heavily involved throughout my life.
