I can definitely help. Just want to let you know though that most lease options are just a lease with the option to buy the home at a predetermined price. You are saying you want to redirect your rental payment but with a lease option to buy the lease price will not all go towards the payment of the house. You can negotiate some kind of percentage that will go towards it but it is rarely the entire amount. If you are still interested lets connect I believe I can help you.

Firstly, dont let anyone discourage you from trying to wholesale. The industry gets alot of negative attention for some reason. When starting out I wouldent focus on agents. The most important thing to do is to make calls. If you are driving for dollars be sure to skip trace the property and call the owner asap. It took me around 500 driving for dollars houses to land my first deal but once you get experience talking to sellers you could expect a deal from around 250-300 houses depending on your market. I suggest going on youtube and searching flip with rick or max maxwell. They were very informative when i was starting out and its free!

Cold calling and driving is best for starting out. Just remember to be action oriented not outcome oriented. Driving for dollars works great everywhere but it should take around 300-400 houses to get a deal done in my experience. For cold calling, it depends on what list you use. I started out pulling code violations and vacancies. 

Direct mail works well in some markets however, it can become quite expensive. Cold calling has worked the best for my team just be sure to use a good CRM and remember to implement a system of following up with leads.

Ive had success scraping for rent by owner lists. You can use zillow and just call the number and ask if they are interested in acquiring more rental properties.

The classifieds section of bigger pockets and facebook groups can help too.
