Post: Need niche/strategy advice

Hi everyone,

I just joined BP recently and have already picked up some great knowledge.  I'm looking for advice on how best to get started in real estate investing based on startup capital and long term goals. Any advice you have would be appreciated.

My wife and I are in the Cincinnati market.  We have around $30k to start with and based on our current incomes and living expenses we are able to grow that number quickly.  Our long term goal is early retirement, and we'd like to build a portfolio that can cash flow $70-80k per year in 15 years. We both work full time 8-5 jobs so we need to start with some properties that are relatively low maintenance.

Based on the above I was envisioning our niche being SFH's and our method to be buy & hold. What do you guys think? I've heard multi-family cash flow's better but I'm not sure if that would be the best way to start out given more maintenance/tenant issues.

Thanks guys.  We're excited to get started, but a little overwhelmed with the options!

Hey Bryan,

I'm still trying to figure that out.  My wife and I have startup capital of around $30k.  We want to begin building our portfolio but not sure of the best approach yet.  Are you familiar with Cincinnati?  What areas would you recommend and what style of housing is a good buy in our market?

Thanks Ben,

I appreciate the wisdom and I've heard those things said before.  My wife and I are both just trying to get as educated as possible right now and then we'll develop our plan.  We hope to start taking action this summer.  As far as finding properties, I don't want to fall into the trap of paralysis of analysis, but I am admittedly a little overwhelmed by it all right now.

Hoping it all clicks once we get underway.

Thanks guys!

Oakley is a great area.  I'd love to hear more about the details!

Hello!

My name is Dan Fague and my wife and I are just beginning our journey into real estate investing. We just recently relocated back to Cincinnati after living out of state for 5 years (Minneapolis MN) and are thrilled to be back among our friends and family.

Our goal with real estate investing is to get educated, and ultimately use a buy and hold strategy to develop a portfolio of 7-10 properties.  We'd like this to be a way of generating cash flow that can help lead us to financial freedom.  We both love to travel and see this as a great opportunity to see the world and help to support our family.

I'm very much looking forward to getting to know everyone and to contribute to the community!
