Hey everyone!

Daniel here, just wanted to let you all know that I am fairly new to real estate investing and decided to start with wholesaling.

I am from the lower Hudson Valley area in New York and I’m looking to connect with an investor in the area. Whether you do wholesaling or not, let’s get in touch and get to know each other better! Looking to just share our experiences, discuss goals, ambitions, fears, etc.

Hey all!

I live in Westchester County, NY, and I am considering taking a room in the corner of my house on the first floor and turning it into a rental.

The infrastructure is already in place where I would only have to put up a few walls to keep it separated from the rest of my house, but it is a large room with a closet and bathroom that I would like to rent out.

It may not be much but I feel like this would be a step in the right direction and a good way to practice being a landlord.

My question is: What kind of tax implication would this have on me? (Is there a way to avoid or defer paying taxes on that income? Could I use depreciation on that room?) Also, I am wondering if I need some sort of permit to do this, whether for putting up walls or renting out?

Any feedback is greatly appreciated! Also, if you are an investor from the Hudson Valley in NY or nearby, message me to see if we can find a way to work together!

@Jacob Dawson Thanks for tips! I appreciate that you actually took the time to check out my website and give useful feedback that I can actually apply right now, I’ve changed the favicon, moved the about us, and spaces the paragraphs out better. About the “helpful links” folder, I honestly just put that in there to add some value to people when they go on my website, my goal is to eventually start writing my own articles and have a blog page for that. Do you think I should just remove the “helpful links” tab if people are just gonna gloss over it anyway?

In your opinion, for marketing: do you think a wholesaling website that portrays a message of urgency and “sell fast” and looks like every other wholesaling website, but has nothing to build a trust factor will work better than a website focused on client relations & reputation (having multiple social media accounts to grow trust factor) but doesn’t have the typical cliche content you normally see on a “we buy houses” website.

I am trying to be different, and build a brand that people feel comfortable working with, but after seeing some other websites am wondering if it doesn’t have the same likelihood of people “taking action” to submit their information.

I plan to start a direct mail marketing campaign soon and will reassess after, but I was curious to know if the website even matters.

Any feedback is appreciated, thanks!

Hey everyone, I am having trouble selling a condo in Colombia and have not had much luck getting interest. Can anybody offer advice on how to get the property more exposure to potential buyers or general marketing tips on international property?

Hi everyone, my mother has recently decided to sell a condo overseas in Risaralda, Colombia. The only efforts taken to sell this property so far have been listing with multiple local realtors and telling friends and family in the area about the condo for sale, offering a finders fee for whoever is able to find a buyer.

I am using this opportunity as a chance to practice my ability to market & sell real estate, and perhaps win myself the commission.

I am not aware of any central marketing systems in Colombia similar to the Multiple Listing Service, and craigslist doesn’t exist in Colombia either. I am not sure what else I can do to sell this property. I am wondering whether it could it be priced too high, if we are not marketing to the right crowd, or if the property’s neighborhood is in a buyers market.

Please feel free to share any thoughts, tips, or prior experience you might have with international property!

PS, the property is newly built in 2016, it is a 2/2 with washer/dryer, parking, and a pool & spa. I would personally love to live here, so I am confused as to why it’s not getting much attention!
