Hi @Brian Wagers thanks for the reference.

@Stanley E. thanks so much for the recommendations! I have actually talked to Solid Rock and they said they are mostly interested in single family. I will have to contact Conquest Realty as I have not heard of them before.

@Nathan Gesner Thank you for your very in-depth response. I will check out those resources.   Those are some very good tips on what to look for in a property manager!

Hello, I am looking to buy small multifamily 10-20 units  in central Arkansas area. I am mostly looking in the Little Rock area. Does anyone own similar type properties in the area and have a recommendation for a  great property manager? Thanks for any help!

It is a local bank with only a few branches. The properties we have talked about are SFR and multifamily(1-4units).

I hope this is the correct thread to ask this question. I am currently looking into SFR and multi family. I have been talking with a local bank on options for financing these properties and it sounds like they prefer to finance to an LLC. The type of loan options they are talking about is 20% down with a 3-7 year ballon and 15-30 amortization schedule. Is this the only type of financing available for an LLC? The balloon payment have me really concerned since it isn't guaranteed interest rates won't skyrocket and refinancing may not be possible. These 2 things could turn you good rental property into a terrible one pretty quick I would assume.

Would it be wiser to buy the properties personally so you can get standard mortgage of 15-30yr and no balloon? Thanks for any advice out there!

Thanks for all the replies again! I have actually just finished reading 10x by grant cardone and read total money makeover a couple years ago. The 10x book is what kinda got me wanting to kick it into gear.

The loans are actually combined between my wife and I. I am a CRNA and she is a pediatrician. My gut does kinda direct me to get rid of the loans first, but I feel like 6k/month going toward investments for the next 10 years could be a much better pay off. Only other debt I have is my house, which I owe around 130k and it worth around 155k. Thanks for all the feedback!

I know similar questions have been asked before, but feel my situation may be a little different. I m trying to decide whether to pay off 300k of student loans over 3 years or stretch it out to 10. If I stretch it out to 10 years, I would have a lot of income to put towards investments. I know the student loans are bad debt, but feel that 3 years wasted not investing could put me behind a lot. I am very interested in multifamily home b/c I think they will be much easier to scale. Any advice would be much appreciated!
