Post: Clearing title in Yuma County Arizona

I am currently in the process of purchasing a vacant parcel of land located in Yuma County, Arizona. The most recent recorded deed for this property dates back to 1970 when it was transferred to a married couple. Subsequently, the property was placed in a trust for the couples children. However, both of the children have since passed away, and now the grandson of the original owners is seeking to sell the property. Given this situation, I am looking for an attorney familiar with clearing title in Arizona and any recommendations you may have.

Looking for a trusted home inspector who isn’t insanely priced for two rental home inspections in KCMO.

Thanks all.

I recently had the pleasure of working with Cori Zigman from Rent to Retirement and Steve, the local provider in Akron, OH, and I can't recommend them highly enough. Cori provided me with exceptional market analysis that helped me make an informed decision on my second rental property purchase in Akron. Her expertise and attention to detail were truly outstanding. Cori's communication is wonderful and she is always willing to answer the phone to talk things through.

Steve, the local provider in Akron, was a pleasure to work with and went above and beyond to help me throughout the purchasing process. His knowledge of the local real estate market was truly impressive, and his guidance was invaluable. The work he does to renovate the properties is top-notch and really made my investment stand out.

Thanks to their efforts, I was able to secure an excellent property that has already exceeded my expectations. In fact, I was able to get $250 more in monthly rent over the estimated amount, which is truly impressive.

Overall, I highly recommend Cori Zigman and Steve to anyone looking to invest in real estate in Akron, OH. They are true professionals who are dedicated to their clients and always willing to go the extra mile.

Has anyone used Solera bank for this? They are offering a 7/1 ARM fully amortized by 30 years at 8.5%, 1.5% origination fee and 30% down. Has anyone used Solera? any recommendations on where I could get a better deal?

Phoenix Digital Mailbox is a company that many business owners I work with use. I always recommend having a virtual mailbox to help put a little space between your business and your personal residence.

How do you like Phoenix? Never see them mentioned and they have the best deal in town from what I can tell.

Thanks

Looking for a detailed inspector in Akron. Please PM recommendations. Thanks

Hello, why do you need to spend 450 on an inspector ?

 Is this a serious question?

Yes, I have done about 500 deals out there never once using an inspector nor do my clients. All you need is someone from your team to walk it for you

All the best

 wow

This is my first time working with this relatively well known turnkey company. Their website describes a turnkey rental property : "Our expectation for a turnkey property is a home that has been rehabbed, leased to a tenant, and has all the systems in place for management to take care of any item that comes up." As I was speaking with the PM company, she went on to explain they charge a fee equal to the first months rent to "market and screen tenants." I said, well isn't that included in the whole turnkey experience. She paused, said thats interesting and advised me to contact the turnkey company directly. I sent them an email explaining my concern and the owner replied explaining the fee as a cost of doing business and pretty much talked down to me saying there are often unexpected expenses in this arena. When I replied, they went on to say they would work with the seller in regards to the fee. The seller is a great guy and it should not be his responsibility. It is marketed by the turnkey company as the "product" that they are offering and in my opinion this fee should be covered by them in the fee they receive from the seller. Am I wrong here?

While I am completely aware of "unexpected expenses", I am just looking for input from other investors to see if they have experienced the same fee in the past. I completely understand this fee for future tenants after the original. This has left a bit of a sour taste in my mouth. I would like to buy more from this seller in the Akron area but I am not sure I would be willing to go through this company again. Thoughts?

Thanks

You're not really getting a turnkey property from a turnkey provider. A true turnkey experience has everything under one roof. What you are doing is just buying a property from a dude who rehabbed a house and then hired a company to sell it who then referred you to another property manager.
