We've spoken to many investors expecting Class A charges for the Class C property they just bought. Then later we see them complaining about the lack of service they are getting from the cheap PMC they hired.

There was no negotiation. It was the provider supplied by Rent to Retirement.

The only replies these Cleveland & Akron Property Manager recommendation posts ever get are shills. I'll save everyone some time and give you the first 3 responses right now.

1. You got Bob telling everyone he can refer a PM to you, when in reality Bob owns a Cleveland PM company...

2. You got all the Columbus kids telling you they know PMs so you'll private message them...

3. You got that one dude who did like 8 years in jail for mortgage fraud telling you to use his PM who manages 100+ units for him...

I have two investment properties within my self-directed Roth IRA that I would like to take out a home equity line of credit (HELOC) against. However, my current bank will not do this, as their HELOC products require a personal guarantee which would be a prohibited transaction in an IRA.

I am looking for recommendations on lenders that provide HELOCs for investment properties owned within a self-directed IRA, and do not require a personal guarantee or other provisions that would create a prohibited transaction.

Has anyone had experience finding a lender willing to work with self-directed IRA rules and offer a HELOC or any LOC product without a personal guarantee? What type of lender did you use (small local bank, credit union, non-bank lender, etc.)?

I have a good amount of equity in the properties so I believe there has to be a lender out there who will do this type of HELOC for self-directed IRAs, I just need help finding them. Any referrals or tips would be greatly appreciated!
