Well, you've eliminated just one asset class now that you know you don't want to house hack, so try thinking of the others! 

I know it's generic, but it really depends on what YOU want to do. Do you have money put aside to get a traditional loan on a property? Try the BRRRR method of investing, short term rentals.

Those are just a couple very obvious options as well. Send me a DM if you want to talk more about some options you might have, i'm in a similar boat with my primary right now!

Good afternoon BP Forums! 

My wife & I are both U.S military veterans with access to the VA loan. I used my VA loan to purchase our primary residence for $240,000 back in 2020. Now that we've spent about the last 12 months studying & working up the courage to dive into real estate investing, we come to the BP forums for more guidance lol!

I would like to know if anyone knows if we could buy another primary using my wife's VA Loan & rent our current single family home, then just repeat the process yearly (alternating) to grow our portfolio? 

Our market is getting quite competitive (Savannah, GA / Lowcountry, SC) so we've also thought of tapping into the equity in our primary (~$90,000) to expand into this world of REI.

Hi Shane! My current primary residence was also inherited, although there was no 50/50 split. 

I will say there are plenty of options you could potentially use, but it ultimately depends what your end goal is.

Do you absolutely want to keep this property? 

Is there equity in the property? (Potential to cash out refinance & negotiate with your fathers partner)

Now that you've decided to start, will it be single family residences, townhouses, commercial, storage, land, building, fix & flip, rentals or  . . . ?
I love the entire area, I'm originally from Boston, MA but its been awhile since I lived there.

The market I'm in has a 3 military bases near by so I plan to focus on single family properties by BRRRR method (kind of, we want to leave the equity in the property). 

I've not yet been to New Orleans, but hoping by the end of the real estate journey I'll have the freedom to do so! Thank you for reaching out.
