We have a renter asking for a wheelchair ramp.  Are we responsible for getting or building one?

I have several rentals already but I'm looking at trying to get an investor involved in our business. What are some good books or the best way to learn how this process works? How to pay them back or are they always a part owner?  I'm struggling trying to figure this process out.  Please help.  Thank you!

What is everyone's best way or app of keeping track of mileage for a partner llc? We have several rentals and trying to simplify our books. Is there a way of keeping track of mileage on an app that we can all see?

I know this has probably been asked a 100 times but what is everyone useing to keep track of financing and book keeping on their properties?  so far we have 13 but looking to expand over a hundred properties soon.  We do all the book work and most of the repairs and maintenence ourselves.  lots to keep track of so all the help  would be greatly appreaciated.
