I do not know of any lender's that would allow for both an Air DNA underwrite and allow for a seller to finance second position. Sounds like a very risky loan from a lender perspective. 

 @Zach Edelman is correct on this. We're a DSCR lender and have access to all DSCR programs on the market that allow for STR/AirDNA income for underwriting and there are none that allow for second lien positions.

If the DSCR is going to be a constraint I'd look into a bridge loan to acquire the portfolio and then work to push up rents so you're getting above a 1.00x DSCR and thus better terms when it comes time to refinance into a perm loan. Many bridge loan options will also allow for a seller second as well so you could potentially get a higher initial CLTV.

 I second this. Also, when you build up the history to refinance into perm debt a year down the road, rates are expected to be far better by then.

How did you make your decision? Understand STR has the opportunity to make more cash flow, but I like the idea of not having to continue to get folks in all the time with a year long lease.


You could also consider the MTR (Mid-Term Rental) model by itself as you're making a premium vs LTR with only a few guests per year with 3 to 6 month long stays. You could also pair the MTR model with the STR model if the market you're investing in has low and high seasons. MTR is a good way to fill in those seasonal gaps as the unit is already furnished and will garner a premium vs LTR.
