I am in the plumbing, heating and air conditioning industry, bathrooms, and kitchens we can get done relatively affordable.  

Have you heard of anyone taking an approach like this?

I have been searching for the perfect rehab for awhile now. I recently had an idea and would like to hear/see if anyone has any experience with this. Has anyone done a partial rehab. An example is you guys a house for 60K put 40K into, Fix up the ktichen, new flooring, new paint, make a half bath a full and get it up to par, and then sell it for assessed value. My thinking is this would generate more buyers because you are selling at a reasonable price, rather then going for the homerun. 

If anyone has any experience with this approach, i would love to hear some feedback.

Thank you for taking the time to read this. I am pursuing a 6 bedroom home built in 1890 for $80,000. I'm not paying for the home but more for what comes with it. I went to school at York College of PA and that is where this property is. I can rent it out every year to college students with 5-6 different leases. A lease per student. If you get 5 students in there at $395/ month that is $23,700 / year. That is a 29% ROI. THE NUMBERS WORK! Here are my concerns and would like advice. I live in Baltimore and is a 45 min drive. How much to expect for repairs from an older home and dealing with college kids. I say 10%. Is that enough? Being sure I can get students every year. You will never have long term tenants. - since I went to school there I feel comfortable being able to get students there. I am just counting on that group of 5-6 students to make the money worthwhile. Thank you for any feedback! Please help if you have any experience in a venture like this one. Dan Cohen

I just recently obtained my RE license and am currently looking to go after a particular niche. I am going after sellers who are having financial difficulties. I look up absentee owners, REOs, even try driving around looking at properties. I have funding and a contracting crew. My job is to find them a house for the right price. 

Any suggestions?

Hello I appreciate any advice anyone could give. I just got my real estate license and am looking be an investor first and an agent second.I am currently looking at houses to find my first fix and flip. How can you find properties at the most affordable price possible?
