@Shiloh Lundahl I will do value add specifically with ADU development, so I am tracking permits to find other ADU developments and overall inventory growth to find a competitive edge with supplying demand in areas lacking larger residential developers aka "the middle housing"

@Arlem Garcia Interesting, Tariffs will play a big role in supply chains, so it will be interesting to see how governments come to resolutions

@Henry Clark Absolutely, imo gone are the days of investing for cashflow or appreciation, now it's about aligning long-term strategies with lifestyle

The Producer Price Index (PPI) is a valuable metric to monitor, as it measures inflation from a business perspective (what businesses pay for services/goods) that isn't always reflected in the Consumer Price Index (CPI) or "inflation" which is commonly discussed in headlines and among other investors.


**WHY SHOULD YOU CARE?**
As investors, you are closest to the consumer (home buyers/renters), so you tend to absorb costs and reduced profits from unexpected spikes in expenses that wholesalers or contractors pass on to you!

I just wanted to share some examples of the commodities tracked to illustrate how trends have changed over the past decade.

As we continue to stabilize supply chains, seasonal and historical patterns can provide insights for executing your next project, ensuring you factor in risk and stay within budget.

I wanted to share some of my research on new construction data in Maricopa County over the past 3 months!

In this study, new construction is defined as a habitable structure requiring load-bearing features and MEP utilities (mechanical, electrical & plumbing)

Looking at this past week's CMI, it's interesting to see the buyer/seller positioning in the SE-ish area compared to the NW-ish area with rates high 6's in January

Still bullish on W/NW future demand due to TSMC factory and other companies (dashboard snapshot below) but time will tell.

Hi, I’m Daniel Carrillo, an industrial engineer from Seattle, WA. I recently relocated to Arizona, drawn by its rapid industrial growth, particularly in high-potential sectors such as semiconductors and electric vehicles.

As for starting off your real estate journey, happy to hear that you're hunting your first house hack! There are several ways to run and make sure you are maximizing your rental income while keeping your living expense as low as possible. Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy. Hello BP community,

I recently moved to the area and looking to gauge popular networking events and sub-communities. I already know these kind of post happen every year so I figured I might as well do "the post" this year! 

Background in entrepreneurship and project management with interest in operations using continuous improvement systems backed by data, I started my real estate journey being a Realtor in college (in Wyoming of all places!!) let's connect because I'm always working on small tools to improve business operations that I want to implement and improve. 

To close with a question: What metrics in your business are you prioritizing as we go into 2024 with speculation of major rate declines? How do those metrics align with your company objectives?

Fellow investors or professionals,

With the recent news of a failed NR-3 zoning which would have aided in combatting Cheyenne, WY demand for housing with young professionals, how do y'all think this impacts the market demands. As of this post there are north of 300 homes on the market at a average price of $400K.

Curious to see what others are thinking, will this put greater demand on developers? creative ways to add sqft? etc?

Very interesting to hear back from those they are "expecting" to reach. It has been interesting to have conversations about the future of Laramie even though there has been some confusion at times about the implementation of what is "on paper". I will defiantly keep everyone updated so please share with anyone you think this would help.
