I am a little bit scared of hard money because of the high interest rate 😥 what if I can't re finance my loan quickly? I will have to pay a lot of money in interest. Do you know of hard money loans required a down payment?

Hello, I need some advice here! I found this property on auction.com and I am interested on buying it. Is in a great area and has a great location we are planning on buying it, repair it and live there for over a year we also want to rent 3 of the rooms which I think we can rent each room for $600 to $700. My question is can we finance an auction? I want to use an FHA 203k loan and how does it work because it says the bidding starts at $225 000 does that mean I have to request to my lender $225 000 plus expenses for the rehab? Or do I have to request more?

Thank you everyone for answering! We want to see what can we do in our current situation. I am interested in the FHA loan or a loan with our current bank which is Rivermark is a local bank in Portland. We actually applied before through FHA and got approved for 320k. Hi everyone my husband (26) and I (24) want to buy a duplex we live in Portland. We are saving as much as we can, we are making around 65k a year after taxes. We have no kids and our monthly expenses are about 2k a month we have 2 car payments. We want to buy a duplex so we can live in one side and rent the other one. Our credit scores are around 720.

Does anyone know how can we find a cheap duplex in Portland OR? 

we would love to hear some advice we are thinking about applying for a FHA loan. We have no idea on how to start in real state.
