- [ ] Access to things to do closely - restaurants, shopping
- [ ] Troy Hill, Millville, & Central/Upper Lawrenceville
- [ ] Cash flow of least $500+ monthly with CoC around 15%
- [ ] Decent parking situation - feasible on-street parking

Hi all - any help on estimating the cost of replacing the carpets and repainting the walls in a 3 bedroom 2 bath property? I'm looking to buy in Wilmington, DE; however, one of the houses I'm interested in has a smell of cigarrette smoke. Is there any cheaper alternatives, or would this be the only way?

Hi all! I currently live in Seattle and will be moving to Wilmington, DE. Due to the vast difference in housing prices, I'm planning to buy a 4 bed 3 bath property in the city to househack and also do a STR on Airbnb.

The only problem is I travel a lot and won't be able to tour in-person. My partner is willing to go but might not be able to until at least October. I'd like to start the business in December, so this runs into a conflict.

Any suggestions on if this is a sound business idea? I have done video tours with my agent, who has shared disclosures as well as any issue areas with each of the homes. I'm also planning to do a live virtual walkthrough with her as well on the properties that most pique my interest, as well as a comprehensive inspection.
