Hi everyone! My name is Daniela, and I'm fairly new to the real estate game, having just purchased my first property in October of last year. Would any investors (especially those in short-term rentals in Wilmington, DE and Pittsburgh, PA) be willing to chat? I'm doing a lot of research on my own but am getting stuck on exactly what I should be looking for as key indicators in these markets.

Hi! I just did my first property and am in a recent position being 25 years old and recently graduated. Like Irene says, completely depends on the market you're trying to enter. I would focus on markets where you have a competitive edge, though.

Feel free to reach out to me on STRs, happy to give any guidance you need!

Quote from @Max Feinberg:

@Daniela Beck How are you estimating income for Airbnb to arrive at if a property will be cash flowing 500/mo and a 15% COC? Also are you looking for something that needs work? Your title said value add so just wanted to clarify. Needless to say, it will be difficult to find something in Lawrenceville for less than 200k that doesn't need a nearly full remodel

That’s a really good point, I’ll go back to the drawing board

From my perspective and market, having a washer and dryer on-site is a huge advantage - especially for long-term guests who will be staying for a week or more. I've even had guests who have stayed with me primarily for the washer/dryer.

Hi James, welcome! I bought my home sight unseen while abroad - I'm sure you will find a way to be successful with your RE goals.

For anyone who is still looking - I advise looking on the City of Wilmington's rental license application on their website. It's pretty clunky so you would be well-served going into the office to get any questions answered.

Are there any investor meetups happening in Downtown or the surrounding area on a regular basis? Would love to grow my network and meet others who are as bullish in this area as I am. :)
