@John Rogers Yes, that's very helpful, thanks John.  Do you have to take hold of Title first in your name (b/c the bank is loaning to you as an individual) and then transfer title to the trust after the purchase?  That's one part I'm hazy on.

@Logan Allec Hi Logan, thanks for chipping in.  Any more specifics regarding South LA?  Is that mostly about spill over from USC or other dynamics happening there?

@Account Closed Inwood like most of upper Manhattan is divided by Broadway.  West of Broadway where my place was - is quite nice actually.  Just take a look at the map of the link below and you see half of Inwood is Inwood Hill Park!  Really beautiful.  Plus the East River and the Hudson River intersect here so there's a lot of nice views.  Then add-in the Columbia Athletics Facilities.  Yes! Then just south is The Cloisters, a beautiful museum type place in Fort Tryon.  West of Broadway is really nice around there.

Yes, East of Broadway is a different story.  It was like 90% Dominican.  I never felt in danger or anything.  Really not a bad neighborhood, just a bit lower income.  And that was 15 years ago.  I can only imagine it's gotten nicer.

@Simon Shih I sold in 2004.  I immediately spent about 10% of it on a car and bs stuff ;).  The rest I kept in a bank account earning 6% (in a simple savings account!  Not long ago but time's have changed).  I looked at probably a hundred properties, doing my simple cash flow analysis.  Everything was crazy.  Everything way negative in cash flow.  I kept the cash in the bank until 2010 when I made my next purchase.  That one turned out really nice also.  Not 3x like the first but still great.  Every purchase in SoCal in 2010 was good ;)  I still own that one... looking to sell it now and re-invest in more cash flow specific properties.  Likely outside of LA.

Hi Sam, thanks for jumping in. Could you throw some numbers together for what you are thinking regarding cash flow for a $600-$800k home in LA? You're saying rent out 4 rooms in an SFR? That sounds nightmarish to manage... maybe I'm not understanding correctly.

Peter Mckernan Hi Peter, what do you mean by Blue Colored areas? Aha... Just realized as I was typing. Blue Collared. Got it. Any recommendations for areas in the Inland Empire to focus on for Cash flow Buy & Hold? Especially small Multi's like 3 & 4 plexes?

A property for $135K renting for $1850 sounds almost too good. I'd make sure those numbers are accurate. Here's what I'm seeing for PITI: Mortgage - $580 (at 5%, 30 year fixed) Prop Tax - $140 Insurance - $60 Then for VRMT (T for taxes covered above): Vacancy - $93 (5%) Repair & Maint. - $185 (10%) Prop Mgmt $185 (10%) And last, Cap Ex. - $278 (15%) Summing all of the above monthly expenses is $1520 This is giving a monthly cash flow of $330. Strong. If the numbers turn out to be accurate and there's no other major repairs or expenses I'd recommend two things: 1. Buy it! 2. Forward me your brokers contact info ;) Best of luck!
