Alex Franks Hi Alex, I'm mainly looking at 4-plex b/c I'd like to leverage more. I'm speaking of the down pmt. With 4-plex or less, I only need 20% down. For instance, if I want to invest $100K. At 20% down I can purchase $500K of re. At 35% down for commercial, I max out at $285K. With larger amounts it gets to be a large difference. Not only less leverage but the CoC is directly and significantly impacted. That's my main thought process. If I can find larger deals without the leverage & CoC limitations, I'm all ears. Makes sense?

@Eric H.Very interesting, never thought of it like that.  Any advice as far as investing in MF (4-plexes) in the San Antonio market?

Hello Savvy Investors!

I'm looking for help trying to nail down a target investment area.  I'm aiming for buy & hold investments with solid Cash on Cash plus good possibilities for future appreciation.  I'm targeting 4-plexes so I can use 20% down payments rather than higher 30% or 35% on commercial properties (idea being more leveraged investment in a high cash flow area).

My research has lead me all over creation =D but I'm starting to narrow the search down to Indianapolis and Charlotte.  Any input whether I'm barking up the right trees & if so, which of these would you put your dollars & sense into?

All advice & input is helpful and appreciated!

@Tony SanFilippoI leave the option to buy the trust to the seller.  I like to keep an open mind when it comes to allowing people to give me money LOL!!

I just spoke with a RE Agent in LA.  She said from time to time

"many income properties in LA are priced at a loss."  "Returns around 4-5% are for turn key properties... if that. If you're willing to venture into sketchy areas and willing to deal with relocations, you will get a lot more."

I'm still researching but I'm seeing other investors talk about 10%... as much as 20% Cash on Cash.  That compared to 4%-5%.  OK, the 10% to 20% was certainly not Turn Key so maybe that isn't fair.  Still crunching numbers...

@Tony SanFilippo The current trust - I'm mostly creating for privacy & asset protection.  Also for practice as I'm planning on making several purchases this year and would like all the properties to be placed into trusts.  The Equity Buyout option is more down the road for when I'm a RE ninja... it's all in place and ready to go.  So basically, I'm building the foundation to be more protected and to be able to make more moves in the future. 

I'll be creating a 2nd trust shortly for a home I will be selling.  One of the bigger reasons for that is related to California's 3.3% withholding tax.  I might possibly transfer title to a partnership that is exempt from this 3.3% tax.  Could actually save as much as $40K!!  Here's some details on that:

I just finished writing up the rough draft of my first trust (LHT - Land Holding Trust).  It's being reviewed and edited by my teacher so not executed yet but feels really great!  I'm so proud of myself LOL

It's really cool seeing the potential of it.  Using for Equity Buy Outs, group funded deals, etc.  Also great for asset protection and privacy.  Well, there ya go!  Wanted to share a hard fought short victory with ya's.
