Hey Sharron! Thanks for the question. There are a few paths we teach, one is like William said which is sending out mail to get deals. The others are cold calling and texting which we highly recommend for smaller budgets. Keep in mind our average profit per deal profit is 30k+. If you want to send out mail for smaller deals you will yield more deals, but they will be smaller profits. We like bigger deals and bigger profit (but teach both)! Wholesaling land is a great opportunity, but don't get stuck in one market. You can do land from anywhere and in any market. Also for tax liens land properties you can insure them or have your future buyer insure them with a company called Tax Title Services out of California. I personally like to buy the land and flip it quickly on the market. We do this using a group of investors we have so we dont need to buy it with our own money. I love land flipping! My company is on pace to do over 500 land deals this year. You said it right, land is extremely simple and uncompetitive when compared to the overall RE market. Our average return is around 120% and our average purchase price is around 30k and sell for mid 60's. It took me 12 different business models to finally find this model. That being said, we still do rentals as well. We take our land profit and buy RE. Also consider getting in deal funding once you have capital saved up to buy other land investors purchase and split the profit.

Yes absolutely, look into cost segregation. You'll be able to divide your personal sqft by the total and use that for deductions.

Commercial can be tough, i'd stay 2-4 units for your first one. Put more emphasis on finding a duplex or quad you should be able to in the ATL market. If you're really struggling finding a good deal, consider directly reaching out to owners via text or postcard. That is a good way to get the conversation started.

I live in St. Pete as well! The key is to buy at the right price in such a hot market. I personally love the St Pete market. Rental demand is strong here and prices are a little more affordable than markets like South Tampa etc. The cash flow will be lower in a market like this due to high buy prices. Example a 400k 3/2 house may only yield 2,500/month which you'll be in a negative cash flow situation. Like most investments, the key is buying at the right price.

Hey Max, I'd love to discuss options with you. I came from a traditional real estate background and got involved in land flipping years ago. Like anything, there are pros and cons with land flipping. I highlighted some below to help you make your decision. Overall land flipping has been amazing to me, but it's a lot of work. If you're willing to work, the profit and results are definitely there. 

Pros: 

- Low upfront cost

- Very high profitability (we average 23k per deal of profit) and the ROI is AMAZING

- Sustainability - so many land owners out there don't want their land

Cons

- Can take 4-6 months or so to see results

- Marketing is expensive, we send mail to acquire properties. Mail is expensive (60 cents per mail).

Thats a solid rate, I would lock it in. I made the mistake to get too many quotes and delay it and missed out. So my advise is lock it in when you can before the next rate hike in December comes.

The cost of waiting longer is going to be greater than the cost to build and other cost increases. Acting now is almost always more important than waiting, especially with a small project like this. My advise would be to do it if you have the capital and means.

First off, do not rely on the numbers the listing agent gives you. You have to run your own analysis and do a TON of due diligence yourself. Second, turnkey can be a very good option for certain people. Focus on buying a turnkey property under market value. They can still cash flow very well depending on your location and property.
